Breeze 5-18 is a rare architectural residence designed by Teodoro González de León, one of Mexico's most influential modern architects. Known almost exclusively for monumental public and cultural projects, his collaboration on this private beachfront home came through a personal friendship with the owner, making Breeze 5-18 his only residential project of its kind. The result is a home that carries architectural depth without feeling formal, where proportion, light, and open space shape the experience of living by the sea.
Set within a gated community in Punta de Mita, the villa sits directly on a white sand beach facing the Pacific, with open views across Bahía de Banderas toward the Islas Marietas National Park. From the terraces and oceanfront spaces, dolphins are often seen passing by, and during winter months, whales move through the bay. High ceilings, generous openings, and a flow that allows sea breezes to move through every room create a sense of ease and constant connection to the landscape.
Breeze 5-18 features seven oceanfront suites with en suite bathrooms, designed to comfortably accommodate up to fourteen guests.
